Covenant Highlights
- Garage Doors — Each resident shall keep his/her garage door closed and shall not leave the interior of the garage open to public view, except when necessary for the movement of motor vehicles and other permitted items stored therein. This prohibition against allowing a garage door to remain open shall be strictly construed.
- Fences — All fences are to be four-foot (4’) pickets in height by seven and ½ inches (7 ½”) wide, shadowbox, made of wood and no chain link fences shall be permitted. All fences shall be stained a color of wood, subject to the approval of the Architectural Committee.
- Improvements, Alterations, and Repairs — No improvements, repair, excavation or other work which in any way alters the exterior appearance of any dwelling unit, lot, or the improvements located thereon from its natural or improved state, shall be made or done without the prior approval of the Architectural Committee.
- Residential Use — No lot shall be used for any other purpose than private residential purposes. No commercial uses of any type shall be allowed including overnight rentals.
- No Noxious, Offensive, Hazardous, or Annoying Activities — See Covenants for details.
- Use and/or Sale of Fireworks and Use of Firearms — Strictly prohibited.
- Trash, Garbage, Waste — In no event shall trash containers or rubbish be maintained which is visible from a neighboring lot except to make the same available for collection and then, only for the shortest time reasonably necessary to effect such collection.
- Vehicle Parking — No motorized or non-motorized vehicle of any kind may be parked, stored, or kept upon any lot except within an enclosed garage or wholly within a paved parking space, on the lot, which is suitable for such parking.
- On-Street Parking — Motor vehicles of social guests of a homeowner may be temporarily parked upon a paved portion of that owner’s lot or in a legal manner upon the streets or approved common areas. However, parking in the streets shall be done as a last resort and such parking shall be done in a manner that does not interfere and/or impede traffic flow, or otherwise, disrupts other homeowners’ use and enjoyment of their lots.

Common Violations
- Trash cans are not allowed to be left in plain sight (Article 4.28)
- Fence specifications must meet all the criteria in Article 4.15. All fences shall be stained a color of wood, subject to the approval of the Architectural Committee. MUST BE APPROVED. (Article 4.15)
- Garages shall be in a neat and orderly condition. Garage doors shall be kept closed. (Article 4.8)
- Parking in the street is used as a last resort for GUESTS, not homeowners (Article 4.27)
- Lawn maintenance, shrubs, etc., must be maintained at all times (Article 4.11)
- Parking in the pool and clubhouse parking lot is prohibited—unless you are using the pool during pool hours and/or have a reserved date for the clubhouse.
*Keep in mind anybody can report a violation; a picture will be requested for proof of violation. Unresolved violations could result in a $100 per day fine and a lien being placed against the property.
