RE: 2020 HOA DUE INCREASE/SPECIAL ASSESSMENT/ VIOLATIONS/ POOL FOBS
In 2020 the HOA dues will increase by 10% across the board (Homeowners, Autumn Corners, Terraces, and Villas). Please refer to the Declarations of Covenants, Conditions, and Restrictions of Copper Leaf, Article 9.1, states, “…The rate of the annual assessment upon each Lot may be increased, without a vote of the Owners, by up to 10%.” Our goal is to not raise dues again for the next three years.
As part of the five-year plan, there will be a special assessment of $150.00 this year and will be due June 1st. This will be used for updates/maintenance to keep Copper Leaf the elite subdivision that it is. This will also help build a reserve that is needed for emergencies. Some of the upcoming updates and improvements are Securing ADA ramp for the lake/pond and building a bridge to complete the walking trail, planting new trees to replace the dead ones, repair the walking trails and basketball/tennis court, new roofs for the pool & clubhouse, replace damaged furniture, etc.
Statements will be sent out with the increase in December 2019 and will be due January 1, 2020. Just a reminder, please make checks payable to Copper Leaf and mail to 3032C S. Fremont Ave., Ste. 100, Springfield, MO 65804 or you can pay online at https://maplesproperties.appfolio.com
Common Violations:
- Parking in the Common Areas are prohibited, vehicles will be towed at owners’ expense
- Single Family homes: “…group of not more than four (4) persons, not all so related, together with their domestic servants, who maintain a common household in a dwelling unit.” (Article 1.11 & 1.27) , in other words, multiple families living in a single-family home.
To cut down on non-residents and non-homeowners using the pool ALL pool fobs have been deactivated. To reactivate your fob you will need to read the pool rules & sign the pool contract( there will be NO FEE if you already have a pool fob) and return to me via mail, email, or drop the form off at our office (Before activation-2020 dues need to be paid in full, no liens,& no violations)if you have questions please feel free to call our office 417-883-9100.
